Many builders offer a free estimate as the first step in engaging with a homeowner. However, at Hockberger Homes LLC, we believe that this approach can lead to budget problems down the road. Instead, we offer a Design Services Agreement (DSA) that includes drawings, specifications, allowances, and a budget for your home building or remodeling project. 

Here's how our DSA works:

• We establish a relationship with the homeowner and any other project participants, such as architects or designers.
  
  
• For new home projects, we work with you to design the perfect home for your family. For remodel projects, we start by creating plans that show how your house is currently built.
  
  
• We provide professional insight into the feasibility of the plans, material selection, preferred vendors, and design details.
  
  
• We assist with project selections, offering professional advice and guiding homeowners toward the best options.
  
  
• We create an initial budget with starting cost inputs, which is revised through conversations with homeowners and project leads to arrive at a final budget.
  
  
• We draft a project schedule so that homeowners and participants understand what to expect and can commit accordingly.
  
  
• We develop plans and specifications that are "ready to build," meet cost goals, and detail expectations for various inputs and labor.

Our Design Services Agreement (DSA) is drawn up for a fee, which covers the costs of our time and resources and can take up to 8-12 weeks to complete. If you decide to move forward with Hockberger Homes LLC as your builder, the amount you paid for the DSA will be credited toward your project, making all those services effectively free!
